Choosing an Area to Live in Cluj-Napoca

Cluj-Napoca is divided into many different neighbourhoods and districts. In Romanian, these are referred to as a “cartier”.

Having a little bit of knowledge about neighbourhoods in Cluj, prior to renting, can help you know when a good deal is good, or when maybe the pricing is a little too high.

On average, the rent for a 1 bedroom apartment in the centre of Cluj should be around €310 and €250* in the outer areas of the city, at the time of updating this article (November 2020). However, these prices do not reflect the cost of utilities, furnishings and overall standard of the apartment. These factors can greatly affect the rental costs and the ability to negotiate the pricing.

It’s important to recognise that the prices and averages are based upon the below price per square meter, which was based upon a number of surveys conducted during 2019 and 2018.

  • Manastur
  • Buna-Ziua
  • Gheorgheni
  • Zorilor

LESS PREFERRED NEIGHBOURHOODS

  • Iris
  • Floresti (outside of Cluj-Napoca)
  • Bulgaria
  • Baciu (outside of Cluj-Napoca)
  • Someseni

Although some of these are outside of the actual city of Cluj-Napoca, they’re still easily accessible by both public transport or car, which is why many properties in this area are still considered valid Cluj-Napoca listings.

Also, bear in mind that neighbourhoods which are less preferred, doesn’t indicate that they’re necessarily bad areas, but can have a number of factors which result in them not being the most preferred option. However, rental prices in these areas are typically lower than the average.
